Help build a transparent picture of the renewal offers Canadian homeowners are actually receiving—not just advertised mortgage rates.
This rolling research project uses voluntary 5-year fixed renewal-offer submissions. It is not a representative national survey or lender ranking, and headline findings remain withheld until the minimum sample threshold is met.

Why this dataset matters
Advertised rates show what is marketed. Submitted renewal offers can eventually show what homeowners are actually being offered.
Thresholded original data can help consumers, journalists and researchers discuss renewal pricing without pretending a small voluntary sample represents all Canadians.
As the sample grows, FairRate can publish new findings only where the data supports them—creating a durable source worth citing.
Methodology and publication rules
- • Scope is limited to Canadian 5-year fixed mortgage renewal offers.
- • Each quoted offer is compared with the public comparison context recorded for that submission.
- • Exact mortgage balances are converted to broad bands before storage.
- • No names, emails, account numbers, street addresses, income, credit scores, or exact property details are stored in the research table.
- • Headline statistics require at least 25 valid observations in the rolling 90-day window.
- • Province-level or lender-level findings require larger separate thresholds before publication.
Lender data provenance
A required controlled lender category was added for new submissions on August 25, 2026. Earlier valid submissions may not contain a lender category and will be excluded from lender-level analysis rather than assigned retroactively. “Other lender / credit union” remains a pooled category and is not attributed to a named institution.
Any future lender-level publication must state its eligible sample size, collection period, category coverage, missing-lender count, threshold and voluntary non-representative limitation. No lender-level finding is currently published.

Do not describe the index as a national average, lender market study, guaranteed available rate, or representative survey unless a future release explicitly supports that claim.
