Mortgage Renewal Guides by Lender

Already have a renewal offer? Start with the written rate and full product terms. These lender guides help you organize the questions to review before signing without pretending there is one special rate for every borrower at a given bank.

Already received a renewal offer from your lender?

Check the rate against current Canadian mortgage benchmarks before you sign. FairRate is paid by you, not by lenders, and does not sell your information to brokers.

Direct answer

How should you compare a lender's mortgage renewal offer?

Compare the written offer using the same mortgage term and product structure, then review the scheduled payment, remaining amortization, penalties, prepayment privileges, portability, fees, restrictions, deadline, and switching costs. The lender name alone does not tell you whether the offer is competitive.

Renewal offer pages already earning search visibility

These offer-specific pages answer narrower before-you-sign questions and are linked here because they complement the lender hubs rather than duplicate them.

What to review regardless of lender

  • The exact written rate, term, and fixed or variable structure.
  • The scheduled payment and remaining amortization.
  • Penalty wording and how an early-break penalty is calculated.
  • Prepayment privileges and payment-increase options.
  • Portability and any conditions attached to it.
  • Fees, cashback terms, promotional conditions, collateral-charge terms, and other restrictions.
  • The renewal deadline and what happens if you do not respond.
  • Qualification, documentation, legal or notarial, appraisal, registration, and transfer costs if you compare another lender.

FairRate Canada scope

FairRate Canada's benchmark-backed checker and paid benchmark reports currently support Canadian 3-year and 5-year fixed renewal offers. Variable-rate and other-term offers should not be forced against those fixed-term references.

FairRate Canada is not a lender, mortgage broker, mortgage agent, brokerage, underwriter, law firm, or financial advisor. It does not arrange mortgages, make lending decisions, guarantee another rate, or promise a particular negotiation or switching outcome.
