What Documents Are Required for a Mortgage Renewal in Canada?
By Andy Atchison, FairRate founder · Updated
There is no single document package that every Canadian homeowner must provide at renewal. What you may need depends heavily on whether you are simply renewing with your current lender, switching to a new lender, or refinancing and changing the mortgage.
Direct answer
For a straightforward same-lender renewal, the process can be relatively light because your lender already holds your mortgage and borrower information. A lender switch or refinance can require a fuller qualification package, which may include identification, income and employment information, current mortgage details, property information, and other documents requested by the new lender. Always rely on the lender's written requirements for your specific transaction.
Mortgage renewal document checklist
| Document or information | Same lender | Switch or refinance |
|---|---|---|
| Written renewal offer and response deadline | Keep and review | Use to compare offers |
| Mortgage statement: balance, maturity, payment and amortization | Keep available | Provide when requested |
| Government identification | Update if requested | Expect identity verification |
| Current income and employment evidence | Only if requested | Ask for the lender’s specific list |
| Property details and property-tax information | Update if requested | Ask what records or valuation are needed |
| Insurance certificate number and secured borrowing details | Keep if applicable | Confirm existing insurance and all loans secured by the charge |
Even if your lender does not request all of them, having your core mortgage information organized makes comparison and negotiation easier. Useful records can include your current mortgage statement, written renewal offer, remaining balance, maturity date, current payment, amortization information, and any lender correspondence about the renewal.
If you are considering a switch or refinance, a prospective lender may also request current identification, employment and income verification, property-tax information, property details, statements for debts or secured credit, and other qualification documents. The exact list varies by lender and by what you are asking the lender to do.
Same-lender renewal vs switching lenders
Renewing with your existing lender
This can be administratively simpler. Your lender may already have much of the information it needs, although it can still ask for updated information or impose conditions depending on your circumstances and its policies.
Switching or refinancing
A new lender generally has to assess the application itself. That can mean more documentation and, depending on the transaction, qualification, legal, registration, appraisal, or discharge-related steps.
Before you sign anything
- Confirm the maturity date and the deadline to respond to the renewal offer.
- Keep the written rate, term, payment and conditions together.
- Ask the lender which documents are mandatory for your specific renewal.
- If you are switching, ask the new lender which qualification and property documents it needs and how long the process may take.
- Do not assume a same-lender renewal, lender switch and refinance have identical documentation requirements.

Frequently asked questions
What documents are required for a mortgage renewal in Canada?
There is no single universal document list. A straightforward renewal with your existing lender may require relatively little, while switching lenders or refinancing can involve updated income, property, identification, and mortgage information. Your lender or prospective lender should confirm exactly what it needs.
Do I need to re-prove my income when I renew my mortgage?
Not necessarily for every same-lender renewal. Income verification is more likely when you switch lenders, refinance, change the borrowing structure, or when a lender requires updated qualification information. Requirements vary by lender and transaction.
Do I need a new appraisal at renewal?
Not for every renewal. An appraisal may arise when switching lenders, refinancing, changing the mortgage materially, or when a lender needs updated property-value information. A straightforward same-lender renewal does not always require one.
Should I keep my written renewal offer?
Yes. Keep the written offer, quoted rate, term, payment details, expiry or response deadline, and any other conditions. Those details make it easier to compare the offer and resolve questions before signing.
