Canada Terms of Service

These Canada Terms summarize the terms for FairRate Canada mortgage renewal checks, reports, and related educational tools. The general FairRate Terms of Service also apply.

Nature of service

FairRate Canada is an independent educational comparison and reporting product. It is not a lender, mortgage broker, mortgage agent, law firm, financial advisor, credit counsellor, or mortgage underwriter. It does not arrange mortgages, take applications, approve credit, or guarantee a rate, savings amount, or outcome.

Current benchmark-backed scope

The current FairRate Canada benchmark-backed free checker and paid benchmark reports support 5-year fixed renewal offers only. Variable-rate and other-term offers should not be compared against this 5-year fixed reference.

FairRate uses fresh public 5-year fixed comparison context when a usable source is available and is designed to fail closed when supported fresh context cannot be verified. Public comparison context is not a lender quote, approval, qualification result, or guarantee that a rate is available to you.

Canadian paid reports

As of this update, the principal Canadian paid benchmark-report products are:

  • Rate Fairness Report: CA$24
  • Full Renewal Decision Report: CA$49

The Rate Fairness Report provides a written supported-rate review, scheduled-payment context, questions to ask, and lender-response wording. The Full Renewal Decision Report adds a broader educational review of fees, penalties, product terms, stay-vs-switch questions, and a before-you-sign checklist. Neither report guarantees a lower rate, approval, or savings.

Accuracy and limitations

Mortgage offers and public comparison data can change quickly and depend on borrower, property, lender, product, insurance, timing, amortization, documentation, fees, penalties, and other conditions. FairRate Canada makes no warranty that a lender will match, improve, or approve any specific rate or product.

Payment and cost context

FairRate may provide illustrative scheduled-payment comparisons using entered balance, rate, remaining amortization, and Canadian mortgage math. A payment difference is not exact interest savings, a full switch-vs-stay calculation, or a promise that the borrower qualifies for the comparison rate. Fees, penalties, prepayments, timing, switching costs, and product restrictions can change the outcome.

Payments

Paid Canadian reports are processed by Stripe. The price shown immediately before checkout controls the transaction unless applicable law requires otherwise. All sales are final except where required by applicable law. If a technical failure prevents report delivery, contact support@fairrate.online so the issue can be reviewed.

No lender referral revenue on this report flow

FairRate Canada does not arrange mortgages, take mortgage applications, sell mortgage inquiries, or earn lender referral commissions on this Canadian report flow. Paid FairRate Canada reports are consumer-paid products.
